1. Booking & payment
All bookings are made directly with Rays Retreats and are subject to availability. A booking is only confirmed once you have received written or verbal confirmation from Ray and your booking deposit has been received.
A non-refundable booking deposit of £100 per booking is required at the time of booking to secure your dates. The balance of your stay is due no later than 4 weeks before your arrival date. For bookings made less than 4 weeks before arrival, full payment is required at the time of booking.
Payment details and methods will be confirmed at the time of booking. Prices are quoted in pounds sterling and include all applicable taxes unless stated otherwise.
Prices advertised on this website are the best available rates. No platform booking fees apply when booking direct.
2. Check-in & check-out
Check-in: from 4:00 pm on your arrival day. Please do not attempt to access the lodge before this time as it may still be being prepared.
Check-out: by 10:00 am on your departure day. Late departure without prior agreement may result in a charge equivalent to one additional night.
Access details and directions to your specific lodge will be provided in your pre-arrival information, sent closer to your check-in date.
3. Cancellation policy
The £100 booking deposit is non-refundable under any circumstances, including cancellation, illness or change of plans.
If the balance is not received by the due date (4 weeks before arrival), we reserve the right to treat the booking as cancelled and re-let the lodge.
Should you need to cancel, the following applies to the balance paid (the deposit is never refunded):
- More than 8 weeks before arrival: full refund of any balance paid
- 4–8 weeks before arrival: 50% of the balance paid will be refunded
- Less than 4 weeks before arrival: no refund — the full booking value is retained
All cancellations must be made in writing by email to info@raysretreatstattershall.com. The cancellation date is the date we receive your written notice.
We strongly recommend that all guests take out appropriate travel insurance to cover cancellation costs, illness or unforeseen circumstances. This is particularly important given our non-refundable deposit and cancellation terms.
In the unlikely event that we need to cancel your booking (for example due to a property becoming unavailable through no fault of the guest), we will provide as much notice as possible and a full refund of all monies paid including the deposit. We are not liable for any additional costs you may have incurred such as travel bookings.
4. Guest numbers & occupancy
The maximum occupancy for each lodge is as follows:
- 4 The Green: maximum 8 guests
- 10 Rudd Lake: maximum 8 guests
- Serin Lodge: maximum 7 guests
These limits must not be exceeded at any time, including during the day. Exceeding the occupancy limit is a serious breach of these terms and may result in immediate termination of your stay without refund.
The number and names of guests must be confirmed at the time of booking and must not change without prior written agreement from Ray.
5. Dogs & pets
We love dogs and welcome up to two well-behaved dogs per booking. Dogs must be declared at the time of booking — they cannot be added on the day of arrival.
- Your first dog is welcome free of charge
- A second dog is permitted for an additional £30 charge, agreed in advance
- No other pets are permitted without explicit prior agreement
Dog owners are responsible for their pets at all times. The following rules apply:
- Dogs are not permitted in any bedrooms or on any soft furnishings
- Dogs must not be left unattended in the lodge unless they are in a crate
- Dogs must be kept on a lead in communal areas of the park in accordance with park rules
- Any damage caused by a pet will be charged to the lead guest
- Dog mess must be cleared up immediately in and around the lodge and decking area
Guests found to have brought an undeclared dog, or more dogs than agreed, will be asked to remove the additional dog(s) or may be asked to vacate the property without refund.
6. Property care & damages
We ask all guests to treat the property with the same respect they would their own home. The lodges are cleaned and inspected before every arrival.
You are responsible for any damage, breakage or loss caused during your stay, whether by yourself, your guests or your pets. Please report any accidental damage to Ray as soon as it occurs — we understand accidents happen and honesty is always appreciated.
Any damage, excessive cleaning requirements, missing items or other costs arising from your stay will be charged to the payment method used for your booking. We reserve the right to invoice for damage discovered after departure.
The lodges must be left in a reasonable condition on departure. This does not mean a professional clean, but dishes should be washed, rubbish placed in the bins provided, and all personal belongings removed.
7. Hot tub rules
Every lodge is equipped with a private hot tub. For the safety and enjoyment of all guests, the following rules must be followed:
- The hot tub is cleaned and chemically balanced before every arrival. Please do not add any oils, bath bombs, foam or other products — these damage the filtration system and spoil the tub for future guests
- Shower before entering the hot tub to remove lotions, cosmetics and sunscreen
- Children under 5 must not use the hot tub. Children under 16 must be supervised at all times
- Do not use the hot tub if you are pregnant, have a heart condition, or have recently consumed alcohol to excess. If in doubt, consult your GP
- Do not use glassware in or around the hot tub — plastic cups are provided or available in the kitchen
- Do not submerge your head
- The hot tub lid should be replaced after every use to maintain temperature and keep the water clean
- Any deliberate damage to the hot tub cover, shell or equipment will be charged in full
Rays Retreats accepts no liability for personal injury sustained during hot tub use where these guidelines have not been followed.
8. Log burner (Serin Lodge only)
Serin Lodge is equipped with a log burner for your enjoyment. Please observe the following:
- Only use the logs and kindling provided. Do not burn household waste, treated timber, coal or other materials
- Never leave the log burner unattended when lit with the door open
- Ensure the log burner is fully extinguished before leaving the lodge or going to sleep
- Do not place items on top of or directly in front of the burner
Please note: 4 The Green does not have a log burner.
9. Fishing
10 Rudd Lake and Serin Lodge both include the use of a private fishing peg. Please note:
- All anglers aged 13 and over are legally required to hold a valid Environment Agency rod licence before fishing. Licences can be purchased from the Post Office or online at gov.uk
- Fishing from the private peg is for guests of the lodge only
- Guests fish entirely at their own risk. Rays Retreats accepts no liability for injury or loss arising from fishing activities
- Please follow all park fishing rules and treat the lakeside environment with care
10. WiFi & connectivity
Private WiFi is provided at all three lodges as a complimentary amenity. Signal quality may vary depending on network conditions, park infrastructure and the weather. We cannot guarantee uninterrupted service and no refund or reduction will be given in the event of temporary outages beyond our control.
11. Noise, conduct & the park rules
All guests are expected to behave in a considerate manner towards neighbouring lodge owners and other guests on the park.
- Loud music and excessive noise must cease by 11:00 pm. This includes noise from the hot tub area and decking
- The lodges are located within Tattershall Lakes Country Park. All guests must also comply with the park's own rules and regulations as issued by Away Resorts
- Anti-social behaviour, excessive noise, fighting or abusive conduct towards Ray or other guests will result in immediate termination of the booking without refund
12. Smoking & vaping
All three lodges are strictly non-smoking and non-vaping indoors. Smoking or vaping inside the lodge will result in a deep-cleaning charge of a minimum of £150. Guests may smoke in the outdoor decking area provided all cigarette waste is disposed of safely and not left on the decking or in the garden.
13. Parking
Each lodge has limited parking available directly at or adjacent to the property. Please park only in the designated spaces for your lodge. Guests with additional vehicles should contact Ray in advance to discuss parking options within the park.
14. Add-ons & extras
Optional add-ons (such as the Welcome Prosecco Pack, Birthday Celebration Pack, Chocolate Hamper and Dog Welcome Pack) must be requested and confirmed at least 48 hours before arrival. Prices for add-ons are confirmed at the time of booking and are non-refundable once prepared.
All add-ons are subject to availability. Rays Retreats reserves the right to substitute any item of equivalent or greater value where the original item is unavailable.
15. Liability & personal property
Rays Retreats and its owners accept no liability for any loss, damage, injury or illness suffered by guests or their pets during their stay, except where this arises from our own proven negligence.
Guests are responsible for the safekeeping of their own personal belongings. We recommend guests do not leave valuables unattended.
Any items left behind after departure will be held for 14 days. We will make reasonable efforts to contact you, however return postage costs are the responsibility of the guest. After 14 days, unclaimed items may be disposed of.
16. Our right to terminate a booking
Rays Retreats reserves the right to terminate a booking immediately and without refund in the event of:
- Exceeding the agreed number of guests
- Anti-social, threatening or abusive behaviour
- Serious breach of these terms and conditions
- Damage to the property, hot tub or equipment
- Bringing undeclared pets onto the property
- Breach of Tattershall Lakes Country Park rules
17. Changes to these terms
These terms and conditions may be updated from time to time. The version in force at the time of your booking confirmation applies to your stay. We recommend checking this page before each booking.
